Simplifying the Buying Process
Step by Step

Whether it’s your first or your fifth, buying a new home is one of the most exciting milestones in your life. The decision to purchase a home in Eagle Mountain, Saratoga Springs, Lehi or Cedar Valley is even more exhilarating! Each of these communities has a local flavor of its own, yet is still conveniently located near Utah’s urban corridor. The excitement of purchasing a new home can quickly be overshadowed by confusion, however, as there are a number of steps to the process. At The Real Estate Group, our goal is to simplify first time home buyer in Eagle Mountain.  Let us guide you through the process with ease and efficiency.

1. Obtain Pre-Approval

Before you begin your search for a home, you need to determine a realistic budget and get approved by a lender. We have close working relationships with a number of reputable mortgage companies and can offer recommendations. Once you have been pre-approved, it increases your credibility as a buyer. Sellers are more willing to negotiate with someone who is serious about making a purchase, and we can help place you in a position of strength when negotiating your purchase.

2. Searching Listings

The search process can be extremely time-consuming. Combing through individual websites to find the perfect property is fun at first, but quickly becomes tiresome. We have a number of tools at our disposal to expedite and simplify the process. Our Auto Listing Alert can be personalized to notify you of any new listings that meet your search criteria. Limiting your selection to listings on the MLS allows you to search with confidence, knowing that the listings are legitimate and the sellers are represented by Realtors that subscribe to a Code of Ethics. Avoid the potential dangers and scams that are sometimes present on less reputable FSBO websites.

3. Negotiating

All of our agents are skilled in negotiating techniques. We understand that the market dictates the price, not the seller, and will use the most recent sales data from comparable properties to ensure that your offer price is fair. We can also help you negotiate other terms such as:
  • Home Warranty
  • Closing Costs
  • Floor Covering Allowances
  • Contingencies
  • TIming of Closing
You can rest assured knowing your best interests are represented when you allow The Real Estate Group to negotiate the terms of your Real Estate Purchase Contract.

4. Closing

Even though a signed contract is in place, it is not finalized until both the buyer and seller close on the transaction. We work to make sure that the contract is executed as quickly as possible. We coordinate with all of the parties involved, including the mortgage company, other real estate agents and the title company to ensure that closing occurs in a timely fashion.

Let us help you find your next home!
